How to split rent fairly
There are three common ways to split rent between roommates. Agree on one before anyone signs the lease, and write it down.
Split the rent evenly
Divide the rent by the number of people. Three roommates sharing $2,400 rent each pay $800. This works best when the bedrooms are about the same size and everyone earns a similar amount.
Split rent based on income
Add up everyone's income, work out each person's percentage of the total, and pay that percentage of the rent. Say you take home $5,000 a month and your roommate takes home $3,000. You earn 62.5% of the $8,000 total, so on $2,000 rent you pay $1,250 and they pay $750. Rent then costs each of you the same 25% of your pay.

Split rent by room size
This calculator splits half the rent evenly, for the kitchen, living room and other space everyone uses, and the other half by bedroom size. Say three roommates share $2,400 rent and the bedrooms are 200, 100 and 100 square feet. The even half is $1,200, or $400 each. The room half is also $1,200: the 200 square foot room is half of all bedroom space, so it pays $600, and the two smaller rooms pay $300 each. In total that is $1,000, $700 and $700.
A private bathroom makes a room count 15% bigger. If the 200 square foot room has its own bathroom, it counts as 230, and the split becomes $1,041.86, $679.07 and $679.07. If your place has very little shared space, lower the shared-space percent.
Utilities
Many roommates split utilities evenly, since everyone uses about the same heat, power and internet. If you split rent by income, you can split utilities the same way. For moving in partway through a month and other cases, see how to split utilities and internet with roommates.
Splitting other bills?
Monio connects to Splitwise and counts only your share as spending. Say you pay a $200 dinner and friends owe you $150: Monio counts $50 as your spending, and their paybacks don't show up as income.
